Koontz-Bryant, P.C. provided full civil engineering, survey, and
landscape architectural services for this 288 unit apartment complex
that is situated on approximately 49 acres. Services included wetland
delineation and permitting; obtaining POD approval; and preparation
of construction documents that included site layout, grading, erosion
control, storm sewer, sanitary sewer, storm water management, storm
water quality, landscape and lighting plans.
Our challenge was to maximize the useable portion of this property
in a cost-effective manner while being sensitive to the significant
topographic features that included upland areas with steep slopes
to lowland flood plain/wetland areas. Providing appropriate measures
that met the ADA accessibility requirements was especially challenging
due to the amount of topographic relief on the site. Precise grading
design and construction was crucial in order to maintain allowable
slopes on sidewalks and parking lots. Terracing with retaining walls
was required due to close proximity of some of the buildings. Split
level apartment units with special access walkways were necessary
in some instances to achieve the desired ADA conformance while maintaining
an attractive appearance.
An attractive and cost effective balance between grading, retaining
walls and split level units was achieved to create a successful
multi-family housing development.
